Working with home buyers can be rewarding in that you help them realize a lifetime goal, and seeing their gratitude after closing on a property is extremely fulfilling.
Real estate agents in Mississippi conduct thorough property research to find properties that suit the needs of their clients and help potential homebuyers to secure preapproved mortgage financing.
License Requirements
Real estate agents earn compensation by helping buyers and sellers negotiate the purchase and sale of homes, buildings, and land. Based on each client’s individual needs, they may provide various services ranging from helping a seller set a market price for his/her property to scheduling viewing appointments for prospective buyers to tour properties; and filling out applications. In addition, they act as liaisons between parties involved to ensure all necessary documents are received and filed successfully.
Mississippi state laws mandate that applicants for real estate licensing complete prelicensing courses and pass an exam. Prelicensing courses may be taken online or in person; students can select which option best meets their learning style. Once prelicensing course requirements have been fulfilled, students can register for and take the licensing exam administered by PSI. It spans four hours and comprises two sections; one covering national topics and another state-specific questions. Candidates must score at least 70% on both sections to pass. After receiving approval from MREC, applicants can schedule an exam date with PSI; those who fail will receive notice and are given two months to retake it.
Once a student passes their state licensing exam, they will receive a temporary real estate salesperson license that expires after one year. In order to preserve this privilege and avoid losing it altogether, 30 hours of post-licensing education must be completed prior to this expiration date – either independently or as part of an approved pre-license education provider package.
Once a broker candidate has completed both pre-licensing and post-licensing courses, MREC should receive his/her license application. This should include an affidavit from an established Mississippi broker willing to act as their mentor for one year.
Education Requirements
Real estate is highly regulated, so new agents must complete pre-licensing and post-licensing courses prior to licensing as real estate agents in Mississippi. These classes cover topics like laws, contracts, real estate finance and ethics while teaching students skills necessary for success in their careers. Many real estate schools provide both online and live classroom courses in order to fulfill state requirements.
Once you’ve fulfilled all the course requirements, it’s time to take your exam. Mississippi law mandates all future real estate agents pass both a national and state real estate salesperson exam to demonstrate understanding of real estate laws and practices within Mississippi. Examinations typically occur at PSI testing centers.
Mississippi requires residents of Mississippi who pass their real estate license exam in addition to passing an exam to be eligible for licensure, in order to secure their license as real estate agents. The purpose is twofold – firstly it ensures agents maintain strong links within the local community while simultaneously staying up-to-date on local market and trend trends and secondly it helps make real estate agents knowledgeable of any local markets and trends that might emerge during licensing exams.
Before beginning a career in real estate, 60 hours of pre-licensing real estate courses must be completed. These can be found at real estate schools, universities and realty firms – many offer both live and online options so that you can choose which best fits into your schedule; home study programs also exist should this approach appeal.
After finishing your pre-licensing courses, it is time to apply for your license with the Mississippi Real Estate Commission. This usually includes paying a fee and providing fingerprints for background checking purposes. Be sure to submit your application as quickly as possible so you can sit your real estate exam shortly afterwards.
Finding success as a real estate agent requires education and knowledge that exceeds that offered in traditional schools, with access to mentors who will guide your career development in addition to preparation for licensing exams. Real estate schools can be invaluable assets to novice agents looking for guidance when starting out their careers in this competitive industry.
Continuing Education
Real estate professionals need to stay abreast of ever-evolving regulations and industry trends. That is why continuing education for real estate agents ms is essential – it helps maintain an edge in an increasingly competitive market while giving your clients confidence that you know everything there is about the laws regulating their real estate business.
To fulfill CE requirements, each renewal period you must take a set number of hours of courses determined by your state licensing agency and differ depending on where you practice. Most states require at least 18 hours of coursework each renewal period with 6 mandatory classes (and additional elective credits being eligible as electives).
Alabama requires all licensees to take an eight-hour course on ethics and changes in state law as well as an eight-hour license law and property management course. Florida offers three hour courses on fair housing as well as six hours on broker responsibility for brokers.
As part of your state CE requirements, you must attend an approved real estate course. A list of providers can be found on your state website; many offer online real estate courses that allow students to study from home or the office at their own pace and easily understandable.
Missouri Division of Professional Registration requires real estate licensees to complete 12 hours of continuing education every two years, consisting of two hours each of MS License Law, Contract Law, Broker Management, Fair Housing and Three hours of elective coursework.
Montana also imposes continuing education requirements on brokers. You are required to complete 16 hours each licensing year, taking at least four courses that pertain directly to your duties as a supervising broker.
Colibri Real Estate School can assist with your CE courses. We provide pre-licensing and post-licensing classes at our Gulfport, MS school on Lorraine Road a few miles south of Interstate 10. Our classes are led by experienced industry professionals and you can expect to gain knowledge from them.
Generating Potential Clients
New real estate agents often struggle to generate quality leads, but there are strategies they can use to distinguish themselves and expand their business. These include creating social media presence and creating blogs as well as networking with current homeowners in order to generate leads.
Utilizing a contact management solution like iovox is an efficient and effective way to stay on top of all of your real estate client interactions and ensure regular follow-up. This includes emails, text messages, phone calls and personal videos added into emails; adding these videos provides potential clients with human interaction they appreciate. Be sure that all contact details (full name, phone number and email address) appear clearly within your email signature so clients can easily contact you when needed.
An alternative way of finding clients is attending local events and networking with people in your community, such as open houses, networking events, or community fairs. By attending these events you can meet potential new clients while simultaneously promoting real estate services – you could even post flyers around local coffee shops, grocery stores or libraries!
Real estate agents can use an attractive website as another effective tool in their arsenal for attracting new clients. A proper real estate site should feature properties for sale, client success stories and an overview of your company’s expertise – not forgetting mobile compatibility which caters to smartphone users.
Delivering value to clients is key to building a successful real estate career. This could involve providing neighborhood spotlights, market updates, home buying/selling tips or creating an engaging blog that engages audiences so that when the time comes they reach out when ready to buy or sell their homes.
After each sale, it’s essential that you stay in contact with your clients through gift cards, tickets to local events or other treats. Doing this will ensure they remember you first when asked for recommendations by friends or family. It can also be nice to reach out on important dates like birthdays and anniversaries to show that you care!
